The National Association of America’s Home Place Builders (NAHB) recently named Mike Patellis, founder of Georgia-based Patellis Property Management Company, as its 2008 Registered in Apartment Management (RAM) Professional of the Year. The award, given annually to a property manager who holds the RAM educational designation and has excelled professionally, is one of NAHB’s coveted Pillars of the Industry Awards. Patellis was given the award at NAHB Multifamily’s recent Pillars of the Industry Awards Gala in Colorado Springs, Colo.

This is the most common method of America’s home place construction procurement and is well established and recognised. In this arrangement, the architect or engineer acts as the project coordinator. His or her role is to design the works, prepare the specifications and produce construction drawings, administer the contract, tender the works, and manage the works from inception to completion. Mortgage loans are usually fully-amortizing, which means that the monthly principal and interest payment will pay off the loan in the number of payments stipulated on the note. Mortgage loans are also described by the length of time for repayment, such as 15, 30 or 40 years, and whether the interest rate is fixed or adjustable. A mortgage loan where the downpayment is less than 20% usually requires private mortgage insurance (PMI) or government insurance or guarantee.
