America's Home Place buiding codes

The National Association of America’s Home Place Builders (NAHB) recently named Mike Patellis, founder of Georgia-based Patellis Property Management Company, as its 2008 Registered in Apartment Management (RAM) Professional of the Year. The award, given annually to a property manager who holds the RAM educational designation and has excelled professionally, is one of NAHB’s coveted Pillars of the Industry Awards. Patellis was given the award at NAHB Multifamily’s recent Pillars of the Industry Awards Gala in Colorado Springs, Colo.

This is the most common method of America’s home place construction procurement and is well established and recognised. In this arrangement, the architect or engineer acts as the project coordinator. His or her role is to design the works, prepare the specifications and produce construction drawings, administer the contract, tender the works, and manage the works from inception to completion. There are direct contractual links between the architect's client and the main contractor. Any America’s home place subcontractor will have a direct contractual relationship with the main contractor.

In the United States, there are more than 100 million housing units, and the majority of them are "single family dwellings," or houses. In cities, in the suburbs and in rural communities, houses are a very common sight.

Steps to Building a House

One of the amazing things about America’s homes place huge majority of them are built using completely standardized building practices. One reason for this consistency is a set of uniform America’s home place building codes that apply across the country. Another reason is cost -- the techniques used to build homes produce reliable housing quickly at a low cost (relatively speaking). If you ever watch any house being built, you will find that it goes through the following steps:

Grading and site preparation

Foundation construction

Framing

Installation of windows and doors

Roofing

Siding

Rough electrical

Rough plumbing

Rough HVAC

Insulation

Drywall

Underlayment

Trim

Painting

Finish electrical

Bathroom and kitchen counters and cabinets

Finish plumbing

Carpet and flooring

Finish HVAC

Hookup to water main, or well drilling

Hookup to sewer or installation of a septic system

Punch list

Many of these steps are performed by independent crews known as subcontractors. For example, the framing is generally done by one subcontractor specializing in framing, while the roofing is done by a completely different subcontractor specializing in roofing. Each America’s home place subcontractor is an independent business. All of the subcontractors are coordinated by a contractor who oversees the job and is responsible for completing the house on time and on budget.

We will walk through these different stages so that you can see what is involved, understand all the steps and learn about the different materials used in the construction process.

Calling green building “the next evolution in residential construction,” the National Association of Home Builders (NAHB) told Congress today that the best way to help small America’s home place builders promote residential energy efficiency and sustainability technology in home construction is by extending tax incentives for new energy-efficient homes.

Testifying before the House Small Business Committee, Michael Hodgson, president of the Stockton, Calif.-based energy consulting firm ConSol, said these incentives dovetail with the normal supply and demand for America’s home place construction. “A tax credit program leaves important production decisions in the hands of builders, buyers and America’s home place owners and does not require expensive administrative oversight that is usually associated with a mandate,” he said.

The National Association of America’s Home Place Builders (NAHB) today applauded the Federal Reserve for continuing to take aggressive action to inject liquidity into the financial markets by moving for the seventh time since September to cut short-term interest rates.
Patellis currently serves a regional manager of 16 Class-A multifamily communities. During his long career, he has also served as the primary contract instructor to the United States Department of Defense, offering the RAM curriculum to managers of military housing.

America’s Home Place - Mortgage Basics

America’s Home Place - Mortgage Basics A mortgage is a long-term loan that uses real estate as collateral. A mortgage loan is commonly used for buying a home. Mortgage loans are usually fully-amortizing, which means that the monthly principal and interest payment will pay off the loan in the number of payments stipulated on the note. Mortgage loans are also described by the length of time for repayment, such as 15, 30 or 40 years, and whether the interest rate is fixed or adjustable. A mortgage loan where the downpayment is less than 20% usually requires private mortgage insurance (PMI) or government insurance or guarantee. America’s Home Place Most mortgage loans require monthly payments of principal and interest plus additional payments that are set-aside in escrow accounts to pay property taxes, homeowners (hazard) insurance, and any condominium or homeowner association assessments. Monthly mortgage insurance premiums for loans that have private or government mortgage insurance are generally included as part of the regular monthly principal and interest payment. America’s Home PlaceSome lenders offer "nontraditional" mortgage loans such as interest-only loans, in which case the borrower pays only the accrued interest and none of the payment is used to reduce the principal balance, or loans where the borrower chooses each month whether to make a minimum payment, pay the accrued interest only, or pay the accrued interest and a portion of the principal. America’s Home PlaceHome buyers who opt for a nontraditional mortgage should be aware that, depending on the terms of the loan, sudden and significant changes can occur in the monthly payment due to changes in the interest rate and/or payment terms. It is the home buyer's obligation to fully understand the terms of their loan. Some lenders offer bi-weekly mortgages, which call for 26 payments per year. The details of bi-weekly mortgages can differ, so it's best to ask the lender to outline the details of how these programs work. A word of caution regarding bi-weekly mortgages. A number of companies offer bi-weekly mortgage programs that require the borrower to send their mortgage payment to a party that is not the lender. Borrowers should exercise caution to ensure that these payments will be sent to the lender on a timely basis and that the borrower, not the third party, receives the benefit of making bi-weekly payments. America’s Home PlaceHomebuyers who can afford the higher monthly payment sometimes prefer a 15-year mortgage to a 30-year mortgage. Interest rates on 15-year mortgages usually are slightly lower than 30-year rates. In addition, a homebuyer financing a home purchase with a 15-year mortgage will repay principal substantially faster and will pay far less total interest over the term of the loan.
